SVN | Southgate Realty, LLC, Hattiesburg’s leader in apartment management and commercial real estate, has a potential opening for a community manager. This is a full-time, year round position, and applicant must live on site.

Basic Role: Fully responsible for all day to day property operations, overseeing and enhancing the value of the community. Supervises entire on-site staff, including contractors.

Relationships: Reports to the district/regional manager(s). Maintains relationships with all associates, suppliers, vendors, current and prospective residents.

Wage Status: Exempt, ineligible for overtime.

Responsibilities:

Financial

· Demonstrate ability to understand financial goals, operate asset in owners’ best interest in accordance with company policies and procedures.

· Maintain accurate records of all community transactions and submit on timely basis( move-in, move-outs, security deposit transmittals, 3 days, etc.)

· Ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner.

· Generate necessary legal action, documents, and process in accordance with State and company guidelines.

· Provide constant vendor/contractor communications concerning scheduling, billing, repair, and overall relations.

· Ensure that all accounts payable invoices are submitted to the corporate office for payment on time, including petty cash report if applicable.

Leasing

· Ensure community is rented to fullest capacity.

· Utilize marketing strategies to secure prospective residents, including entering and tracking of guest cards.

· Confirm techniques being utilized are effective in closing.

· Ensure the gathering of information about market competition and reasons for move-outs.

· Continually monitor and analyze traffic logs, conversion ratios, renewal information, marketing data, etc.

· Represent the company in a professional manner at all times.

Administrative

· Prepare and/or implement procedures and systems with company guidelines to ensure orderly, efficient workflow.

· Confirm all leases and corresponding paperwork are completed and input into Appfolio accurately, and within a timely manner.

· Ensure current resident files are properly maintained.

· Ensure all administrative paperwork is accurate, complete, and submitted prior to due dates.

· Ensure proper response and handling of all community emergencies with staff, residents, buildings, vendors, etc., within company guidelines to minimize liabilities.

Resident Retention

· Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.

· Develop and/or implement resident retention programs.

· Ensure distribution of all company or community-issued notices.

· Consistently implement policies of the community.

Maintenance

· Maintain community appearance and ensure that repairs are documented and completed on timely basis. This is to include Quarterly Property Inspections.

· Assure quality of move-in ready apartment homes.

· Ensure that all service requests are recorded and communicated properly.

Safety

· Learn and ensure compliance with all company, local, state, and federal safety rules.

· Ensure any unsafe conditions are corrected in a timely manner.

Requirements:

Overview

· Demonstrate ability to apply principles of logival thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course(s) of action.

· Effectively convey ideas, images, and goals to a diverse group of personalities.

· Must posess a positive attitude and the ability to smile under all circumstances.

· Competence in personal computer skills, keyboard, internet search, basic math, Microsoft Office Suite including Word, Outlook, and Excel; as well as, Appfolio.

· Be able to work evenings and weekends.

· Present self in a neat, clean, and profession manner at all times throughout the work day and/or whenever present at the community.

· Comply with expectations as demonstrated in the Employee Handbook.

Driving/Traveling Requirements

· Frequent need to utilize personal transportation to inspect/repair apartment community and purchase items necessary for the repair or replacement.

· Must have valid driver’s license and automobile insurance.

Benefits/Compensation

· Paid Personal Time Off. Time is based on length of employment.

· Compensation is based upon experience and certification(s).
